General Rental Policies

Reservations:
Check-in is at 4:00 p.m. Check out is at 12:00 Noon. A 2 night minimum stay is required. Sorry, no pets and no smoking allowed in cabins unless otherwise posted.

Deposit:
Reservations are confirmed by a 50% deposit payable by check or money order. This deposit is due 20 days prior to arrival. Upon receipt of deposit, a confirmation letter shall be sent to you along with a copy of our policies. Full payment is due upon arrival. You shall be charged an additional $25 for any returned checks plus any other cost of collection.

Cancellation & Refunds:
Full refund of deposit will be made if cancellation is made 30 days prior to arrival. No refunds due to weather.

Tax:
All rentals are subject to TN sales tax of 8.5%.

Cleaning:
The cabins are thoroughly cleaned prior to your arrival.  Fresh linens and towels are provided.   There shall be no daily cleaning service during your stay. We ask that you assist us by washing all dishes and/or loading and running the dishwasher. Gather all towels and linens and pile in one area.  Bag up all trash and secure bags with ties, place them in the containers in the Trash Shak located at Mays Ridge Court.  Make sure the door is closed and secure.  DO NOT leave any trash outside of the cabins or the Trash Shak.  Refer to the cabin’s walk-thru sheet posted in each cabin for further instructions. Refer to the cabin’s walk thru sheet posted in each cabin for any additional instructions. Please make sure all bags are tightly closed and do not leave any trash outside of the dumpster.

Damage/Missing Items:
The individual who made and/or paid for the reservations and signed our policies, shall be responsible for the replacement cost(s) of any and all damaged and missing items in each respective cabin.

Hunting:
No hunting allowed within the subdivision. We do border the Cherokee National Forest where hunting is permitted.

Liability:
Each person who arrives on the property does so at their own risk and accepts full liability and responsibility for that risk and whatever occurs to them while they are on the property. Each child who arrives on the property must have a guardian and that guardian accepts full liability and responsibility for the care and welfare of that child. The property owner cannot be held liable or responsible for harm to you or other individual(s) from your carelessness, the carelessness of the individual harmed, or the carelessness of others. The owner cannot be held liable or responsible for any harm or damage caused by acts of nature or god. Each person who arrives on the property accepts full responsibility for their own actions and agrees to be liable and responsible for those actions. Each person accepts full liability and responsibility for their own possessions.
